VANCOUVER EXPIRED LISTINGS

slow_2das_2da_2dsnail_2din_2dmolasses_2din_2djanuary.jpgWhen your home expires it means that your home did not sell during the contract period agreed upon with your Realtor. For home owners this can be a time of frustration and a test in patience. Usually homes do not sell because of some really simple key concepts that can easily be changed.

  1. What does your home look like on the MLS? Essentially, what we are saying here is, how does the public see your home? Is there only one photo of the outside of the home ore building taken from the Realtors car with a low quality camera on a rainy day? With buyers looking on-line first to decide which homes to look at, great photography has become essential to achieving top dollar.

VANCOUVER, B.C. — January 3, 2008 - Residential housing sales for 2007 are the second highest ever recorded by the Real Estate Board of Greater Vancouver (REBGV). The REBGV reports that residential attached, detached and apartment property sales totalled 38,050 between January 1 and December 31, 2007. This marks a 7.2 per cent increase from 2006 and a 6.1 per cent decrease from 2005, the record-setting year with 40,530 sales.

“The continued strength of the real estate market is a reflection of the economic vitality seen throughout the province. With overall wages on the rise and unemployment in decline, buyers and sellers are left with a healthy and strong climate in which to operate,” says REBGV president Brian Naphtali.

Vancouver Tax Assessments

Vancouver home owners recently received their tax assessments. How did yours look? In Vancouver it is common to have assessments which lag behind by 25% of what would be the current market value. Assessments are the estimate of a property’s market value as of July 1, 2007. This common valuation date ensures that all properties are assessed fairly and there is an equitable base for property taxation.dollar_loonies021230.jpg

“Most homes on this year’s assessment roll are worth more than they were on the 2007 assessment roll, and market movement is strong again this year” said Area Assessor Jason Grant. “For example, increases of 10 to 20 percent for single family homes and condominiums are very common.”

The city’s original proposal came in at $106 million which has now been reduced to a mere $80million. View our listing which is just over looking the water adjacent to the future museum.
