Renting in North Vancouver

Over the last week we have been assisting a close friend with the rental of his suite in Lynn Valley, North Vancouver.

As Real Estate Agents here in North Vancouver we don’t normally get involved with rentals, however it was our pleasure to give a lending hand to a good friend. We do advise that landlords and tenants alike have good understanding of the BC tenancy Act and the BC Tenancy Branch.

We also found that there have been an number of updates to the Residential Tenancy Agreement for 2008 which we recommend reviewing.

Firstly we researched the current rental market on craigslist and looked at comparable properties to check pricing. We then cleaned the property and took sharp photos of the suite showing off its great features. Our rental listing attracted some 20 inquires in less than 48hrs.

We decided to put our Real Estate knowledge to work and ran an OPEN HOUSE. We invited all the would be tenants to the property with an allocated time slot between 4:30-7pm. This allowed us to personally meet each tenant ask a few questions and conduct a pre-screening.

Ann Marie drafted an excellent form for hopeful tenants, which each one took home to fill out and fax back to us should they be interested. The form included all the details that a landlord should always retrieve from a tenant prior to entering a tenancy agreement. Current employment, previous landlord references and employment references top the list of the questionnaire.

We found that this took the pressure off both landlord and tenant “in the moment” to come to an agreement. Seriously interested parties faxed back the questionnaire promptly with full details. At this point we left the final decision up to the landlord to make, where he had full credentials, references and ready deposit from several hopeful tenants.
