VANCOUVER, B.C. –Â The Real Estate Board of Greater Vancouver (REBGV) reports that residential attached, detached and apartment property sales totalled 1,819 in January 2008, an increase of 0.7 per cent over the 1,806 total residential sales in January 2007 and a 5.5 per cent decline from the 1, 924 sales recorded in January 2006.New listings for detached, attached and apartment properties climbed 14.9 per cent in January 2008, compared to the 4,067units listed in January 2007. In contrast to January 2006, new listings from this January rose more dramatically, up 34.7 percent.

Real estate in Coquitlam and Surrey just got a whole lot pricier after the province announced three new SkyTrain lines yesterday.
“It will add billions to property values,” said Don Campbell, president of the Real Estate Investment Network.
North American studies show properties increase 20 per cent if they are within 1,000 metres of transit stations. If the property is up-zoned to high-density residential, the value jumps a further 100 per cent.
Campbell has a tip for anyone owning a property near a line or thinking of buying one.

The Greater Vancouver Home Builders Association is urging presale condo-buyers not to panic as condominium projects go into receivership.
“The sky is not falling,” Greater Vancouver Home Builders Association president Peter Simpson said yesterday.
“It’s an unfortunate situation, but it’s still a very rare occurrence.”
ast week, the Eden Group’s 81-unit Sophia went into receivership, leaving pre-sale buyers wondering what will happen to their investment. The Mount Pleasant condo was about 85-per-cent complete.
It’s at least the sixth presale development to run into problems in recent months.

Solid Vancouver Home Starts Point to a Robust Year Ahead
On the heels of one of the busiest years of new home construction, preliminary Vancouver Census Metropolitan Area (CMA) figures from the Canada Mortgage and Housing Corporation (CMHC) show home starts for January keeping pace with last year’s. A slight increase in multiple unit (semi-detached, townhouse and apartment) starts offset a small decline in single family homebuilding to keep the total number of home starts almost exactly on par with those in January 2007. Foundations were poured for 1,332 homes in January, with more than eighty per cent of those being multiple unit projects.
